Older Houses, Modern Comfort
Many houses in the Avenues, Liberty Wells, 9th and 9th and Sugar House date from the early 1900s through the 1940s. Plenty started out with coal or boiler heat and were converted to forced air later, leaving a patchwork of undersized returns, ducts squeezed through closets, and second floors that never quite warm up or cool down. When we evaluate a home like this, we follow the whole path the air takes instead of looking only at the equipment in the basement.
Chimneys deserve a look too. When an old furnace is swapped for a high-efficiency model that vents through PVC, the water heater can be left alone in a big masonry chimney that was sized for two appliances. That can mean weak draft and condensation, so we check venting on every furnace and water heater change-out and correct it when it needs it.
Inversion Winters and Hot, Dry Summers
Winter inversions trap cold, dirty air on the valley floor for days at a stretch, which is exactly when furnaces run hardest and indoor air turns stale. A better filtration setup, a REME Halo, or balanced humidity makes those weeks easier to live through. Summer swings the other way, with long runs of 90-degree-plus afternoons that expose tired condensers and leaky attic ducts. For homes with no practical route for ductwork, a Mitsubishi ductless mini-split is often the cleanest way to add cooling without tearing into plaster walls.

Can you add air conditioning to an old Salt Lake City home with no ductwork?

Usually, yes. Depending on the layout, we either extend or rebuild ductwork from the existing furnace or install a Mitsubishi ductless mini-split system that needs only a small line-set penetration per room. We walk the house with you and explain the trade-offs before recommending either one.

Why is my upstairs so much hotter than my main floor?

In many Avenues and Sugar House homes the second floor was finished decades after the original heating system went in, so it is often fed by one or two small ducts with no real return. Duct changes, zoning, or a dedicated upstairs mini-split can each help, and we will tell you which one fits your house.

Does my water heater need a new vent if I replace my furnace?

Sometimes. If the new furnace vents out a side wall and the water heater is left alone in an old masonry chimney, the chimney may need a liner or another correction so the water heater drafts properly. We check this on every replacement.
